Earlier this week we reported the new figures released by Knight Frank on the value of UK farm land. The major house builder reported that farm land values have increased by 5.4% which means farm land per acre on average is now worth approximately £5397.
This is great news for farmers and land investors but we’re interest to know who the major winners are due to the increase. We’ve looked up some of the largest land owners in the UK and have totted up how much their land was worth in December 2009 and what it’s worth now (assuming it’s all farmland).
Here’s what some of the biggest land owners have made in the last 3 months.
The Duke of Norfolk – His Grace Edward Fitzalan-Howard
The Duke has approximately 46000 acres or thereabouts which in money terms means the following…
In December 2009 the land was worth £235,848,900 (this number doesn’t even fit on a regular calculator!!)
Now in April 2010 it is worth £248,262,000, which is an increase of £12,413,100.
The Duchy of Lancaster
The Duchy of Lancaster website reports the land holdings to be 18,800 hectares (46,456 acres) across England and Wales most of which makes up rural estates.
In December 2009 the land was worth £238,186,880.40
Now in April 2010 it is worth £250,723,032.00, which is an increase of £12,536,151.60
The Duchy of Cornwall – HRH The Prince of Wales
The Duchy of Cornwall has estates and land covering 54,424 hectares (134,485 acres) across 23 counties in England with the majority in South East England and the Isles of Scilly.
In December 2009 the land was worth £ 689,524,767.75
Now in April 2010 it is worth £725,815,545, which is a whopping increase of £ 36,290,777.25
From these figures it is clear to see that those who own land will be very happy with this increase and most will reap the benefits. An increase of 5.4% is better than any savings account we’ve seen recently which makes investing in land very very appealing at the moment especially as KF are predicting that land value will increase even more in 2010.
